Terms and Conditions:
Buyers agree to diligently provide necessary documentation to their lender within 7 calendar days, including identification, financial records, and tax returns. Afterward, both the buyer and sales agent will complete additional required documentation within 7 more days, ensuring financing approval is on track.

 

If unforeseen circumstances arise, buyers can extend their agreement with an additional deposit or opt to hold their deposit while finalizing details. Rest assured, if the property’s total sales price becomes unreasonable during the selections meeting, buyers may receive a refund minus $500.

  • Buyer agrees to act with all diligence and use all means at their disposal to collect all the following documentation or the Lender within 7 calendar days or they will be considered in default:

    1) Copy of Photo ID, Buyer & Co-Buyer

    2) Social Security Card, Buyer & Co-Buyer

    3) Bank Statements

    4) Most Recent Paystubs

    5) Credit Report

    6) W-2s

    7) Last 2 years Tax Returns (If required by lender)

     

    After all above documentation is turned in, Sales Agent and Customer has 7 more calendar days to collect/complete the following documentation:

    8) Pre-Qual Worksheet (Savings Plan Complete and Signed)

    9) Verification Of Employment

    10) Pre-Approval Letter, signed by Loan Officer, DU findings

     

    Should the total sales price be found by buyer to be unreasonable at selections meeting buyer is entitled to a refund less $500.

    If documentation is not complete by the expiration of this agreement, customer may elect to:

    (A) Extend this agreement with an additional deposit amount as determined by the Sales Manager.

    (B) Keep deposit escrowed and continue to collect and complete documentation.

     

    Customer understands that without an additional deposit the address will be actively marketed as available for purchase and subject to price increases or other valid offers. Should the home be contracted by another buyer, the earnest money will be returned. If buyer is in default of this agreement, seller may (A) enforce specific performance, seek such other relief as may be provided by law, or both, or (B) terminate this contract and receive the earnest money, as liquidate damages, thereby releasing both parties from this contract.

    If base price increases due to supply chain volatility, and buyer no longer qualifies, buyer may chose to difference or receive a refund of earnest money.
